Welcome! We're pleased that you are having a look at this stunning oceanfront condo in Panama City Panama on this website. Sonja is the driving force behind its elegance and functionality. She is a highly experienced professional interior designer and decorator. As one of the owners, putting their own homes together has always been a labor of love for Sonja, using the best quality materials & furnishings, accessing the most highly skilled trades and craftsmen, and spending the greatest attention to detail. Makes sense. It is their personal home after all. They are also just simply ultra fussy about how things are done and then looked after.

They have lived all over the world for work related reasons and have had more than several magnificent homes over the years. Each one Sonja created was in a class of its own and received gushing praise from all that entered. And whenever it was required to relocate and put them up for sale they were standouts for potential buyers. Well she's done it again here with this condo. The owners have plans to relocate and for this reason the condo is for sale unfurnished or fully furnished with quality furnishings that have been skillfully and tenaciously put together for continuity and eye appeal, quality and durability. Its just really good stuff and has been lovingly cared for by two self professed neat freaks, and their maid and handy man, who quickly learned how high their standards were.



This condo is truly oceanfront. At high tide ( which can reach 19 ft), the Pacific's wave spray can reach the wall of the building. Now that's oceanfront.



Furthermore, it is one of a very few buildings in Panama City that is built on a natural outcropping, so this condo has views of water in front and also on the side.



The building, called Torre Del Mar (Ocean Tower) was built more than 20 years ago and is regarded as one of the best built buildings in the city. It is located in the prestigious neighborhood of Punta Paitilla ( Paitilla Point) and is on a quiet, very short, one way crescent utilized only by residents and occasional service providers. While very tranquil it is only a brisk 5 minute walk to bustling Balboa Avenue (the major artery in Panama City) and Multi Centro, one of several large new malls. There are many other separate business establishments in close proximity as well.



Torre Del Mar is a 30 story condo high rise with 2 condos per floor plus a penthouse. It boasts a high end ground floor foyer, party room, washrooms with saunas, a large pool area, an administration office and two residents elevators plus a service elevator. 



When acquired by the present owners, this condo already had recent structural upgrades done. All balconies were enclosed which created the Sun Room and Bar and lengthened the 2nd Bedroom considerably. Some new ceramic floor had just been laid as a result so was left intact. The previous owners had made a decent start but there was a very great deal left to do.

Actual enclosed living space is just over 3,000 square feet.  



Once purchased, the present owners undertook a major renovation to completely transform the condo into a gorgeous, modern new one in every sense. This took more than 4 months of daily activity and Sonja had a little army of top quality people working long and hard to get it done. The largest major constructive undertakings consisted of the kitchen, laundry room, maids quarters area, the master bedroom and all bathrooms.



The original kitchen, laundry and maids quarters area was completely deconstructed to original concrete and built new from the ground up in every aspect of electrical, plumbing, heating, cooling, flooring, walls, windows, and ceilings. The kitchen cabinets were designed by Sonja then special ordered from Italy where they were built and imported. The granite counter tops also are Italian. Air conditioning had not existed in the kitchen so a new unit was completely plumbed and installed. Top end appliances were then purchased which includes stainless steel Fridgidaire Professional Series full sized each side by side fridge and freezer, stove with double ovens and a 5 gas burner top, and a built in dishwasher. A top line, powerful, high capacity garberator was purchased in Canada on one trip, hand carried back and installed. The rooms were all finished with quality sinks, taps, and lighting.



The Master Bedroom underwent a similar major renovation and has new plumbing, walls, ceiling, and cabinet. Granite flooring was also laid throughout the bedroom, ensuite and walk in closet.



The condo has 4 full baths; one for each bedroom. This is rare, and extremely functional. Additionally there is a half bath for use by day guests. The ensuites were all completely renovated and everything is new. All counter tops in the Master, 2nd and 3rd bedroom ensuites and the Day Guest half bath are granite and the cabinets are custom designed and then hand made by the owner's master carpenter from solid oak. Sinks and taps are all new and top tier also. Toilets ( and bidet in Master) are all American Standard and had to be special ordered and imported. Showers are all new and now feature custom made floor to ceiling glass slider enclosures. The full bath attached to the Maids Quarters (used as a sewing room) has also been redone.



In addition, almost all interior room entrance doors were changed out and replaced with solid oak doors that were hand made by their carpenter. Same applies to all the built in wall cabinets and even extends to include a large free standing entertainment unit in the Sun Room, so thick, solid oak lavishly adorns this condo. All lighting fixtures were changed out for new ones as were all the light switches and outlets. Light switches all have dimmers on them as well.



There are 7 high quality, name brand wall or ceiling mounted air conditioning units in the condo. They're Mitsubishi and Panasonic. Almost all are new and those that aren't have seen limited use. Individual air has a number of key benefits to central air here. Central air is constantly running to keep the entire home to a certain temperature, including those rooms where no one is. That's 24/7 in the tropics and a large additional cost. Individual air conditioning can cool off a specific room or area to any specified temperature very quickly and then be turned off until needed again. Much more efficient than central air.



Two large ornate arches adorn the condo. One is in the foyer and supported by pillars to the floor. The other is in the entrance to the dining room and has tiered sides with ornamental carvings.



Even the elevator area on our floor has undergone major surgery. The floor and walls are all marble and Sonja has decorated with the same luxurious flare as the rest of the condo, so there's there's great continuity, even there.



As for views there are magnificent panoramic ocean views, and views of the famous Panama Canal entrance from the Sun Room, The Master Bedroom, and the Office. The Sun Room has floor to ceiling glass wall with two slider sections. Master Bedroom & Office windows are large and all sections slide. There is a new man made island going up as well that is in that view now and catering to the financially very well off. Lots are in the range of $2 million dollars each and homes built must be a minimum of $5 million dollars in value. Its also supposed to have great eye appeal when finished.



Side view windows in both the Master and 3rd Bedrooms as well as the Kitchen and Laundry Room windows have water views as the ocean reaches back to shore at the park, exclusive Club Union, and Punta Pacifica. Punta Pacifica is what you're seeing in the picture above on this page as taken from the Sun Room. Torre Del Mar's location is so open, provides rare spacious city views and has a very nice uncrowded feel. 



Main, large window views in the 2nd & 3rd Bedrooms as well as the Bar and Maids Quarters is of the street and the Royal Princess tower across it as well as an adjacent lot. There's a whole page dedicated to views on this website.



The decorating aspect is the most artistic of Sonja's creative abilities, something she loves to do, and is extremely talented at. Its what brings that incredible visual magnificence to the condo. It takes a special skill, persistence and patience. There is just an incredible flow within and between all the rooms in this condo. Very hard to achieve.
